Capstone Care, Greater Manchester
Project details
The project was to extend the existing care facilities on site, providing for an additional 54 ensuite bedrooms with supporting facilities, to enhance the existing care home.
The site itself and development for the new extension required significant site enabling works, this included approximately 10,000 tonnes of material being excavated and taken off site. The addition of a new substation, and due to the shape and topography of the site it was a difficult site to logistically manage.
This was supplemented with the presence of Japanese Knotweed on site, requiring specialist treatment but also affecting the usable area of the existing site for construction works.
The scheme was procured using a single stage tender under a JCT Standard form of Building Contract with Quantities.
We were involved in the project after the scheme received planning and we were able to provide the project team with cost information to assist the development of the design.
From which we were able to compile a bill of quantities for use with the tender information to enable pricing of the project.
The contract programme was 60 weeks.
