We were originally instructed by our client approximately 18 months from lease end to visit the unit and provide a dilapidations assessment on the likely dilapidations liability at lease end if the client was to do nothing to the unit.

We undertook a detailed survey of the unit and provided the report accordingly.

At lease end, the landlord’s surveyor provided a terminal schedule of dilapidations which was contested on a number of points as well as being viewed as over-priced and similar.

Ultimately the landlord’s surveyor undertook the repair and refurbishment works to the unit including removal of most of the contested points. From this the claim was reduced in favour of our client by 34 per cent.
